Teamwork, IOT Technology Lead to Real-World Smart Building Success

With approximately 47,000 buildings in Manhattan alone, it’s easy to contemplate how smart building solutions—a combination of elements including Building Management Systems (BMS), sensors, control systems, and big data that improves productivity and efficiency in large properties—can create huge value in New York City and cities across the world. A recent “first article deployment” by property management giant Rudin, and several major technology and academic collaborators, is proving that implementation is scalable and can be done efficiently and quickly.

Rudin Management has long been committed to using technology to help improve its buildings, believing that the right solutions can deliver better tenant experiences and best-in-class operational excellence. As early as 1990, the company realized the value of broadband connectivity in its property portfolio, and Rudin has been a leader in high-tech real estate for more than two decades.

The Challenge

Recently, Rudin began to explore how the Internet of Things (IoT) could help the company get closer control of its building assets—many of which were built before appliances within buildings could be data-enabled—and gain insights that could help reduce operating costs and improve day-to-day life for tenants. Rudin wanted to quickly gain a new level of command and fine control—the kind that would allow the company to make simple, intuitive, predictive changes to the behavior of building equipment on a day-to-day, hour-to-hour, or even minute-to-minute basis.

The Solution

Rudin developed a new building management operating system called Di-BOSS* (digital building operating system) with Selex ES, a Finmeccanica company, and Columbia University. Di-Boss can continuously commission, integrate, and analyze data from multiple operating systems and proactively recommend real-time adjustments, preventative maintenance, and more. Rudin also wanted to gain detailed insights from access control systems, emergency systems, elevators, and retail, by attaching sensors and control systems at the appliance level.

Applying its building management expertise to a mid-sized building, and  impressed with Internet of Things solutions  from industry leaders such as Intel, Rudin saw the opportunity to implement solutions in a couple of other residential high rises.
